We were welcomed by Kathryn with a pot of tea and delicious cake. The house is restful and delightfully furnished. Bed very comfortable.
The breakfast was superb and the fruit plate a work of art. Photo attached.
Budleigh is hilly and ideally you need a car to find a place to eat. There is a good bus service for visits to Sidmouth, Exeter and pretty Topsham. Budleigh beach and cliffs are a perfect place to sit. And 3 miles away Otterton is a level walk (I'm told!) along the River Otter where early evening otters and beavers may be seen.
I enjoyed my stay and Kathryn s warm hospitality. Very pretty garden and conservatory to enjoy. Thankyou !

Absolutely fantastic check in. Friendly owner, nothing too much trouble. Lovely choices for breakfast. Plenty of tea and coffee in the room. Comfy bed with good quality bed linen. Short level walk into town and the sea front.
WE did not actually visit Budleigh, but used their Lime Kiln...
WE did not actually visit Budleigh, but used their Lime Kiln Car Park to visit the magnificent bird sanctuary on the Otterton salt marshes. the area has ahd millions spent upon it wth 2 new bridges, miles of walking routes and thousands of new trees planted. Also visited Bicton Park, quite expensive but worth it for the location and palm house that predates Kew. Very good value lunch.

The town is small, we like to walk and you are on the Jurassic coast so you can't really go wrong.
There are decent pubs and restaurants in the area.

A quiet and lovely little corner of Devon. There was a really nice esplanade and an extended walk along the beach to the wetlands behind. Unfortunately it was at low tide so we didn't see any water fowl except for a swan. There was plenty to do for children at that end of the beach, canoeing, paddle boarding etc, but unfortunately the ret of the beach was stony and not level.

Town has two wine stores and plenty of cafes and if you like a charity shop mooch plenty to choose from .
Also a farm shop on the edge of town

Having a car really helped, as it gave us access to wider Devon. A really beautiful part of the country. Budleigh Salterton had lots of walks around the area itself, particularly on the cliff tops which were stunning.
The beach was wonderful, though may not be to everyone's taste due to the stones. I would recommend visiting at least once.

Budleigh is a lovely old fashioned Devon seaside town, it's the nicest of all the large seaside towns in the area and isn't run down like a lot of them are becoming. If you want to stay in this part of Devon Budleigh should be the choice

We LOVED everything!!! My husband and I cannot say enough about this AMAZING bed and breakfast. Do not hesitate to book it if you are going to Budleigh! The hosts are brilliant and the facilities are EXCEPTIONAL!!! The breakfast that Katherine prepares each morning is personlized and honestly, the best full English breakfast we had on our entire 18 day trip to England. The room was huge, with a super comfy bed. The bathroom was great, and the deep soaking tub was perfect at the end of each day.
Everything. From the moment we booked Alison and Barry made us feel welcome. We were left to explore but on the premise if we needed anything they’d be on hand. The annexe (which feels slightly derogatory) was outstanding, it was cleaner than most 5 star hotels. Everything looked and felt brand new. I just hope any future bookings gives it the respect it deserves as the owners clearly put a lot of heart and soul into the property. We loved it and will be back for more for sure!
During my 40 years with in the Power Generation Industry I have stayed at hundreds possibly thousands of hotels within the UK. I would rate the Long Range Hotel as amongst the nicest being equaled only by the Haylie Hotel in Largs (Scotland). Proper fruit juice, mixed fresh fruit with yoghurt then the full English breakfast with tea and toast was a perfect start to the day. If I have had a better breakfast, I cannot remember when, thank you.
The Lawns is a lovely place to stay in a perfect location within walking distance of the town and local eateries. Our room was large, clean and very comfortable with a great bathroom. There was a plentiful and tasty selection on offer at breakfast. Alex and Sarah are so friendly and welcoming. I would definitely recommend The Lawns and if we're back in Budleigh Salterton this would be our first choice to stay.
The most wonderful home to stay in. Superior accommodation, everything you could possibly need for a truly relaxing holiday. The bedroom is extremely luxurious, with armchairs plus extra large bed. Bathroom has a a very large corner shower plus a full size bath for relaxing in. Kathryn and husband are the perfect hosts, nothing is too much trouble. Breakfast was better than most hotels. Thank you.
During my stay I had a major family problem which meant I had to cancel dinner after ordering it and cut my stay short.
The management were so supportive, cheerfully refunded the outstanding balance and even produce with sympathy card.
The Kings Arms may not be the poshest hotel in which I have stayed but they have left an impression of outstanding friendliness
Just returned from a 3 night stay at the Lawns B&B and cannot recommend it highly enough. Everything was top quality, our room was spacious and immaculately clean, lovely comfy bed and beautiful soft towels. The continental breakfast was excellent and Alex and Sarah were perfect hosts. Would definitely stay there again if we come back to the area.

I was unable to stay at the Kings arms due to my room being flooded, however the manager got us a room in a nearby hotel and paid the difference between there room and at the new hotel
