Lovely place with very welcoming and receptive staff. Room was spacious and luxurious with a couple of sofa ledges. Amenities provided were extensive as well, including cognac on top of regular items. Breakfast was impressive and varied, and of course its the Scottish that has porridge with whisky, who else would!

Very modern. Plenty of room. Very friendly, helpful and responsive host. There was even free Netflix for relaxing after a busy day in center

The property is a calm oasis, with a gorgeous garden and beautiful art pieces from around the world on every floor. The furnishings are very tasteful and enhance the Georgian design. Our breakfasts were a highlight,and some of the best we’ve had. Rowena is a masterful cook and baker (her sourdough homemade bread is addictive). Her husband Tom gave us great suggestions on where to go and eat. We wished we had more time to try everything on his list!

Chris and Sinead were incredible hosts and made us feel at home from check-in. The breakfast each morning was something we looked forward to each day. It was restaurant quality (wife asked for a recipe) and the soft background music (personal note here) was spot on. Our room was spacious and the bed was very comfortable. The property is located near a bus stop, so getting around isn’t an issue. Lastly, it’s a 2 minute (max) skip down to the beach. It’s one block away.

Location though not in the city center was actually excellent. Bus stop(s) near and couple of times we even walk from city center to our guesthouse (max 30 min walk, by bus would take as long because buses have like stops in every 100 meters). Very clean, tea/coffee making facilities in the room, biscuits, fresh milk was provided (BIG bonus points from me cause I drink my coffee with lots of milk and I don`t like those tiny separate coffee creams). Comfortable beds, enough pillows (2 for both). Kathryn is very helpful and friendly. Neighbourhood was quiet.

It is a great place to explore Édimbourg when you are travelling by car as you do not have to enter the city and can park at the house. The city centre to reachable by bus in around 30 mins. The room was really comfy (bonus point for the fridge) and our host very nice.
